Signs in Katy: the jurisdiction question comes first

“Katy” on a mailing address covers a lot of ground. The City of Katy itself is a compact area around the original town on both sides of the Union Pacific tracks. The retail that most people think of as Katy, along the Katy Freeway, around Katy Mills, and down the Grand Parkway, is largely unincorporated Harris County, Fort Bend County or Waller County, and the master-planned communities on the Fort Bend side add their own design review on top.

That matters for a sign because each jurisdiction has its own permit, fee, reviewer and rules. A pylon height that is fine on one side of a road can require a variance on the other. Our first job on any Katy project is to pin the address to its jurisdiction, and the permit snapshot on this page shows the City of Katy fee from our verified table.

What Katy businesses ask us to build

Retail centers and pad sites along I-10 and the Grand Parkway need freeway-scale pylons and channel letter sets that meet the landlord’s criteria. Property managers call us for tenant panel swaps and full pylon re-faces on older centers along Mason Road and Fry Road.

Medical and dental practices in the corridors off the Grand Parkway and in the master-planned communities usually need a monument at the entrance and halo-lit letters on the building, often to a design standard that limits colors and illumination.

General contractors delivering new buildings need the sign permitted and installed before the certificate of occupancy, and they need one company that will not miss the inspection.

Churches and schools west of the Grand Parkway need monument signs, sometimes with a changeable message area where the jurisdiction allows it.

How we work Katy projects

We survey in person, because the jurisdiction and the sight lines are not reliable from a satellite photo. The drawings go to the landlord or the community’s design review first, then to the city or county with the engineering. Fabrication happens in our Houston shop, and our own crew installs, including crane work for pylons and monuments. Full details are on the permit guide and each service page.

Where we work in Katy

  • I-10 Katy Freeway

Freeway-visible pylons and large channel letter sets; height and area allowances depend on which jurisdiction the frontage sits in.

  • Grand Parkway (SH 99)

New retail and medical along the tollway is mostly unincorporated with developer design guidelines that govern sign style.

  • Katy Mills and Katy Freeway retail

Big-box and pad-site signage with landlord criteria packages; tenant panels on shared pylons.

  • FM 1463 and Cinco Ranch

Fort Bend County side; master-planned communities typically require monument signs and restrained illumination.

  • Old Katy and Avenue D

Inside City of Katy limits, with the city's own sign ordinance and permit.

  • Mason Road and Fry Road

Established strip retail with aging pylons; frequent re-face and tenant panel work.

FAQ

Katy sign questions

Is my Katy address actually in the City of Katy?

Often not. The City of Katy is a small area around the original town; most of the Katy trade area, including the Katy Freeway retail corridor and the master-planned communities, is unincorporated Harris, Fort Bend or Waller County. The permit fee, the reviewer and the sign rules all change at that line, so we confirm the jurisdiction at the survey.

What does a sign permit cost in Katy?

The City of Katy fee is shown in the permit snapshot on this page. Unincorporated Harris County has its own, lower fee. Fort Bend County unincorporated areas are confirmed at quoting. {/* TODO(rene): add Fort Bend County unincorporated permit fee and process if you want it published. */} All fees are in our permit guide.

Do master-planned communities in Katy have their own sign rules?

Yes. Developments such as Cinco Ranch and the newer communities along the Grand Parkway have design guidelines administered by the developer or an association, and commercial signs need their approval in addition to the county or city permit. We handle that review as part of the permit line item.

Do you install in Katy or just quote from Houston?

We install. Katy is about a 25-minute drive from our shop on Harwin Drive, and our bucket truck and crane work the I-10 and Grand Parkway corridors every week.

Can you replace a tenant panel on a Katy shopping center pylon?

Yes, and it usually does not need a permit if the panel is the same size. We measure the opening, build the panel to the landlord's criteria, and install it in one trip. See tenant panels.
