Signs in Pearland: two counties, one code
Pearland is unusual in that the city straddles Harris and Brazoria counties, and the county line runs through the middle of its commercial areas. For a sign that does not matter much, because the City of Pearland’s permit and its Unified Development Code apply inside city limits regardless of the county. What does matter is knowing whether an address is inside the city at all; some of the retail along 288 south of the city sits in unincorporated Brazoria County with different rules.
The permit snapshot on this page shows the City of Pearland fee from our verified table. Pearland reviews signs against the development code’s tables for frontage and street type, and a complete application with engineering is the difference between a quick approval and a round of comments.
What Pearland businesses ask us to build
Retail centers on Broadway are the heart of Pearland’s sign work: aging pylons that need re-faces and LED retrofits, tenant panels for new leases, and channel letters replaced as tenants turn over.
Medical and dental practices along 288 and in Shadow Creek Ranch need monuments and building letters to a design guideline, often with wayfinding for multi-building campuses.
Restaurants and QSR on 288 pad sites need freeway-visible pylons or tall cabinets plus drive-through signage.
Auto dealers and service along Broadway and SH 35 need large cabinets and pylon re-faces.
How we work Pearland projects
Survey in person, confirm the jurisdiction and the frontage allowance, get the landlord or developer approval, then submit to the city with the engineering. Fabrication happens in our Houston shop and our crew installs. Read the permit guide for what goes in the application and what delays it.
